Home Show Experts Give Tips to Sellers

PEORIA- Some homeowners are finding themselves trying to sell, but waiting months for a buyer. Official Spring Home Show experts have advice.

Hundreds of visitors browsed close to 500 Home Show booths at the Peoria Civic Center Saturday. They're customers now, but some will become sellers when they put their own place on the market.

"I hope that our house sells quickly, because we're looking that hopefully we can build a new house and it does make you a little nervous, but i think you need to have steps and plans in case it doesn't sell," said Tiffany Denniston.

John Callear shows customers pictures of home's he's built and remodeled, he Owns C&L Homes and has advice on how to get people from coming to an open house, to making that final offer.
"The areas that you want to improve the most are the ones that people utilize every day. Your kitchen, obviously master bedroom, master bath, those are the areas, when we do remodels, those are the most bang for your buck," Callear said.

Gene Bourke specializes in those rooms, he works for Hamptons Kitchen and Bath. He said if you're looking to remodel start with cupboards.

"Going with different counter tops, absolutely some different hardware, these days you're probably going to switch to stainless steel appliances because that's one of the big things people are looking for," Bourke said.

Bourke said changing a few of those things will be well worth the cost.

"If you do a remodel of your kitchen, you're going to get more than 90 percent of it back when you sell the house," he said.

Steve Doerr with Doerr Siding and Remodeling said the outside is just as important as the inside.
"I've seen houses on the market for six months to a year, so anytime someone pulls up to a house and you have a good color scheme on your siding, you have a siding that's in tact and clean, decks, awnings, anything exterior-wise to pull them in," Doerr said.

Doerr said darker colors are what's trending this season. He also said the roof is another good place to invest; it's one of the first places inspectors look when a sale is in the works.

And one last bit of advice these experts are hammering in, your old house is turning into someone else's brand new home.
